Photos, Video, Drone, or 3D Tour — What Does My Listing Actually Need?

Not every listing needs every service. Here is how to match the media to the property so you spend money on what actually moves the needle.

The answer depends on the property — its price point, the buyer profile, and what the home has to offer that photos alone cannot show. This page breaks down each media type, what it does well, where it earns its cost, and where it does not.

Does every listing need professional photography?

Yes. Every listing, every price point. Buyers in the Merrimack Valley search online first. The National Association of Realtors reports that 97% of buyers start their property search online and spend 60% of their time looking at images. A listing without strong photos does not get showings.

Professional photography is the baseline. Everything else on this page is about what to add based on what the property needs to tell its story.

Still Photography: What It Does and Where It Starts

High-quality interior and exterior photography answers the first question every buyer asks: is this worth a showing? Done well, real estate photography sequences the property so a buyer moves through it logically, leads with the strongest rooms, and captures the light at the time of day when the space looks its best. Listings with professionally shot images sell 32% faster than those without, according to Redfin research.

Still photography covers every listing. Add everything below based on what the property has and who it is likely to attract.

When Does a Listing Need Video?

A walkthrough video adds value when two conditions are true: the property has a strong sense of flow and space, and buyers are likely coming from outside the immediate market. Video answers a question photos cannot: how do the rooms connect?

For properties above $400K in the Merrimack Valley — where a meaningful share of buyers are relocating from Greater Boston or coming from out of state — video is worth adding to the package.

Twilight photography is worth knowing about. Shooting at dusk, when interior lights glow against the darkening sky, produces warmth and drama that midday photos cannot match. For listings with strong exterior architecture, a pool, or significant outdoor lighting, a few twilight shots add impact at relatively low cost.

Aerial Drone Photography: When the Lot Is Part of the Sell

Drone photography earns its cost when the property's location, lot size, or surroundings are a selling point that ground-level photography cannot convey. JM Real Estate Photo holds FAA Part 107 certification. Any photographer flying a drone commercially without Part 107 is operating illegally.

Drone adds value on waterfront properties, corner lots, properties backing to conservation land or parks, larger lots where the lot itself is a primary feature, and any listing where a buyer needs to understand the neighborhood context. Listings with aerial photography receive up to 94% more views than comparable listings without it.

Drone does not add value on urban row houses where adjacent structures dominate the aerial view, dense subdivisions where all lots look similar from above, or any property where the lot is not a primary selling point.

3D Virtual Tours: The Case for Matterport

A Matterport 3D tour is the most powerful pre-qualification tool in residential real estate. Buyers who take a virtual tour arrive at showings having already decided the property is worth their time.

Listings with 3D tours sell 31% faster and at prices 4-9% higher, based on a study of 143,575 MLS listings. Matterport-enabled listings on Zillow receive featured placement in area search results. Every MLS PIN-compliant listing in Massachusetts can embed a Matterport tour directly.

A buyer coming from Cambridge or Somerville looking at properties in Lawrence, Methuen, and Haverhill on a Saturday — if they can do a thorough virtual walkthrough Thursday evening, they arrive Saturday having ranked that property above ones they only saw photos of.

Matterport also delivers a dimensionally accurate floor plan as part of the tour output. This is the most-requested document in real estate transactions after the property disclosure.

Detail Shots: The Images That Make Buyers Stop Scrolling

Detail photography focuses on specific features — a stone countertop, a built-in bookshelf, custom millwork, a fireplace surround — rather than documenting full rooms. These shots create an emotional hook. Include detail photography on any listing that has a specific feature worth calling out in the MLS remarks.

Virtual Staging for Vacant Listings

Vacant properties photograph small and cold. Without furniture to establish scale and warmth, buyers struggle to see themselves in the space. Virtual staging is significantly less expensive than physical staging, delivers in 24-48 hours, and produces results that are indistinguishable from physical staging in a photograph. For a vacant listing in Lawrence or Haverhill, virtual staging is almost always the right answer.

A Decision Framework

Under $300K, occupied: photography. Under $300K, vacant: photography plus virtual staging. $300K-$500K, standard layout: photography plus Matterport. $300K-$500K, strong exterior or lot: photography plus Matterport plus drone. Above $500K: photography plus Matterport plus video plus drone if applicable. Any price with waterfront or large lot: add drone regardless of price point.

FAQ

Does Zillow actually rank listings with 3D tours higher? Yes. Matterport tours integrate directly with Zillow and Trulia. Listings with an active 3D tour receive featured placement in Zillow search results for that area.

Can I use drone photography on any property in Massachusetts? Commercial drone flight requires FAA Part 107 certification and is subject to local airspace restrictions. JM Real Estate Photo handles all airspace research as part of the booking.

How long does a Matterport scan take? For a typical Merrimack Valley single-family home, the scan adds 30-60 minutes to the shoot. The tour goes live within 24 hours of delivery.

What is twilight photography, and is it worth it? Twilight photography is shot in the window just after sunset when interior lights create warmth against a blue-toned sky. Worth adding on any listing with strong exterior architecture, outdoor lighting, or a pool.
