Pre-Marketing Is Not Prep: A 3-Week Listing Launch Plan for Merrimack Valley Agents

Pre-marketing and listing prep are two different jobs. Most agents run them at the same time and wonder why their launches feel rushed. This is a 3-week plan that separates them clearly — so by the day you go active on MLS PIN, you've already built interest, your Coming Soon campaign is complete, and the launch is a payoff, not a scramble.

This framework comes from the listing launch process Joan Mejia has developed while photographing listings across Lawrence, Andover, Haverhill, and Methuen.

Why does a 3-week framework matter in the Merrimack Valley market?

The Greater Boston and Merrimack Valley market has compressed timelines. Buyers move fast. Agents who use every available day before the active date build more urgency, more showings, and more competition on launch day than agents who go straight from photos delivered to listing live.

A 3-week plan gives you three distinct phases:

  • Week 1: Get everything in place before the photographer shows up

  • Week 2: The photography window and the first marketing moves

  • Week 3: The pre-marketing push and launch day

Week 1 — Prep and Asset Planning

This week belongs entirely to the seller.

Days 1-3: Seller prep and repairs. Walk the property with a prepared checklist. Everything that will show up in the camera needs to be addressed now, not the morning of the shoot. That means decluttering all surfaces especially kitchens and bathrooms, moving excess furniture out of living areas since rooms photograph small when crowded, completing any touch-up paint and landscaping, and replacing burned-out bulbs with daylight-balanced options throughout the house.

Days 4-5: Staging decisions. For vacant homes or listings over $500K, decide now whether you're bringing in a stager. A staged vacant home in Andover or Methuen photographs at a completely different level than an empty one. If you're using virtual staging, book it when you book the photographer — the turnaround is 24-48 hours and it's fastest when ordered in the same workflow.

Days 6-7: Book the photographer and plan the asset package. Joan's calendar fills Thursday through Saturday in most weeks across the Merrimack Valley. A full listing package — interior photography, exterior, drone, Matterport 3D tour — takes about 90 minutes on site. Decide now what you're ordering:

  • Interior photography (required for every listing)

  • Drone/aerial (strong on any lot over half an acre, any waterfront or elevated property)

  • Matterport 3D tour (adds MLS impressions and filters serious buyers)

  • Video walkthrough (strongest on properties with distinctive architecture or high price points)

Week 2 — Photography, Delivery, and Coming Soon Filing

Day 8: The shoot. The photographer arrives. Your job is to be available, not underfoot. Have someone present who can move a lamp or shift a piece of furniture if needed. Everything else should already be done.

Days 9-10: Photo delivery and review. Edited photos and the Matterport tour come back from the editing team. Walk through the deliverables before you post anything. This is the moment to catch anything that needs a reshoot or a touch-up.

Day 10: File with MLS PIN as Coming Soon. Under MLS PIN rules, a Coming Soon listing can stay in CSO status for up to 21 days, with no showings permitted. Complete the Coming Soon and Deferral of Showings Form and return it to MLS PIN within 24 hours of filing. Once you file, the listing is visible to all cooperating agents on MLS PIN. Buyer agents who check the MLS regularly will call. Take those calls. Confirm current MLS PIN Coming Soon form requirements with your brokerage.

Days 11-12: Social teaser campaign. Post photos and general location — not the address or price. No direct CTAs. Email your buyer agent list directly — 20-30 agents most active in Lawrence, Andover, or Methuen — with a preview photo and your Active date. A caption like 'Coming next week to Andover — check the blog for the story behind this launch' drives traffic and doesn't trigger Zillow's 24-hour MLS entry requirement.

Days 13-14: Prepare the launch day content. Before you go active, have the following ready and scheduled: Instagram carousel, LinkedIn post, Facebook/Google Business Profile post, and agent email. None of this should be written on launch day.

Week 3 — Launch and First 7 Days

Day 15: Go active. Change the MLS PIN status from Coming Soon to New. The listing syndicates to Zillow, Realtor.com, and all third-party portals within 24-48 hours. All scheduled social and email content fires on the same day.

The first 7 days determine whether you're going to a single offer or a multiple-offer situation. The agents who have done Weeks 1 and 2 correctly walk into launch day with a showing queue already booked, social content already running, and buyer agents who have been primed for two weeks. That is not luck. That is a system.

Days 16-21: Track showing feedback daily. If you're not getting showing requests in the first 72 hours, check your photo distribution, confirm Zillow syndication, and verify your social posts are reaching the right audience.

The one thing that separates this plan from posting and hoping

Every step in Weeks 1 and 2 exists to create one thing: urgency on day 15. Buyers who have been seeing your Coming Soon teaser for 10 days, who have the Matterport tour queued up — those buyers show up on day 15 ready to move.

The agents running this system in Lawrence and Andover are not doing anything exotic. They're just running the same play on every listing instead of improvising each time.

FAQ

What if the property isn't ready in Week 1? Push the whole plan. Do not rush the prep to hit an arbitrary date. A listing that goes live with good photos from a properly prepared home will always outperform a rushed listing. The 3-week framework is a template, not a deadline.

Can I skip the Coming Soon status and go straight to Active? Yes. MLS PIN's Coming Soon status is optional. The 3-week plan still applies — you just skip the formal Coming Soon period in Week 2 and run the social teaser campaign without the MLS filing.

How do I handle showing requests from agents who call during Coming Soon? You cannot schedule or confirm showings. Tell agents the Active date and invite them to book once it goes live. Keep a list — that list becomes your day-one showing queue.

Do I need to be on Zillow Preview for this to work? No. Coming Soon on MLS PIN plus a social teaser campaign covers the pre-marketing window for most Merrimack Valley listings.

Should I do a pre-marketing campaign on a lower-priced listing? Yes. The discipline of separating prep from pre-marketing applies at every price point.
