What Counts as Pre-Marketing a Listing in Massachusetts in 2026?

Updated September 2026
The MLS PIN rules and Zillow standards described here reflect publicly available documentation as of September 2026. Agents must confirm current MLS PIN rules and their brokerage's policies before acting on this content. Rules change. Call the MAR Legal Hotline at 800-370-5342 with compliance questions.
Pre-marketing a listing in Massachusetts means building buyer awareness before a property goes active on MLS PIN. In 2026, what you're allowed to do — and on which platforms — has shifted significantly, and the rules depend on whether you're using MLS PIN's Coming Soon status, Zillow Preview, or marketing through your own social channels.
Here's what Merrimack Valley agents need to know before their next launch.
What is the MLS PIN Coming Soon status, and how does it work?
MLS PIN's Coming Soon status (abbreviated CSO) lets you post a listing on the MLS before it's active — so cooperating agents can see it, but no showings are allowed.
Under MLS PIN's current rules:
A Coming Soon listing is off-market. Days on market do not accrue while it's in CSO status.
No broker may show the property to any prospective buyer while it's in Coming Soon status — including the listing broker's own buyer clients.
The listing can remain in Coming Soon status for up to 21 days from the date it's first posted.
The listing broker and seller must complete a Coming Soon and Deferral of Showings Form and return it to MLS PIN no later than 24 hours after posting (excluding weekends and holidays).
MLS PIN will not syndicate a Coming Soon listing to third-party portals (Zillow, Realtor.com, etc.) while it's in CSO status.
Once the listing transitions from CSO to New (active) status, normal IDX and syndication rules apply.
The listing broker is permitted to advertise a Coming Soon listing outside the MLS. But that advertising has its own rules once you factor in Zillow's platform policies.
If your seller doesn't want the Coming Soon window at all, you can still post directly to New status and begin showing immediately. CSO is an option, not a requirement.
Can I post a teaser on Instagram before MLS?
This is where Merrimack Valley agents are getting tripped up in 2026. The answer is: yes, but with significant restrictions.
Zillow's updated Listing Access Standards (revised March 17, 2026 after the Compass lawsuit was dropped) simplified the original rules. The core principle: if a home is publicly marketed, it should be broadly accessible to all buyers.
What that means practically:
You can share a coming-soon teaser on social media.
You cannot include the address, the price, or a direct call to action in that teaser without triggering the 24-hour MLS entry requirement.
A teaser showing a kitchen photo captioned 'Coming soon in Andover — professionally photographed, hitting the market next week' is generally fine under the updated standards.
A post that includes the street address, price, and a call to action is public marketing with identifying details. Under Zillow's rules, that listing would need to go live on the MLS within 24 hours or risk being banned from Zillow and Trulia for the life of the listing agreement.
Before the March 2026 revision, Zillow banned listings publicly marketed without MLS entry within one business day. That policy stayed in place — the update relaxed some enforcement mechanisms, not the core rule.
The practical rule for Merrimack Valley agents: tease the photo and the vibe, not the address or price.
What is Zillow Preview, and should Massachusetts agents use it?
Zillow Preview is Zillow's own pre-market program, launched in March 2026. It lets participating brokerages list a Coming Soon property on Zillow and Trulia before it hits the MLS — while showings remain restricted.
As of September 2026, Zillow Preview is available through participating brokerages. If your brokerage has signed onto the program, a coming-soon listing can appear publicly on Zillow before going active on MLS.
Ask your brokerage manager whether your office is a Zillow Preview partner and what the MLS PIN implications are in Massachusetts before promising this to a seller.
Does the Clear Cooperation Policy apply to MLS PIN?
Yes. The National Association of Realtors' Clear Cooperation Policy (CCP) requires that any listing publicly marketed must be submitted to the MLS within one business day. MLS PIN follows NAR membership rules, which means CCP applies to MLS PIN participants.
In March 2025, NAR added a formal Delayed Marketing Exempt category — a seller-consented pre-market exemption that took effect for all NAR member MLSs on September 30, 2025. Confirm with your brokerage whether MLS PIN has implemented this category and what the form requirements are.
What's the difference between pre-marketing and pre-prep?
Pre-prep is everything that happens before the photographer arrives: decluttering, staging, touch-up repairs, landscaping. The seller's work. This can take two to three weeks on a typical Merrimack Valley listing.
Pre-marketing starts after the photography is done. It's the window between having your assets (photos, video, Matterport) in hand and the listing going live. That window — typically three to seven days — is where a Coming Soon strategy, a social media teaser campaign, and your agent network outreach all live.
Conflating them means you either rush the prep to start marketing faster, or you do great prep and waste the marketing window because you didn't plan it.
Joan Mejia has photographed listings across Lawrence, Andover, Haverhill, and Methuen. The agents who get the most traction on launch day are the ones who treat the photo delivery as the start of marketing, not the end of prep. [JOAN TO CONFIRM — example or specific result to add here]
One thing most agents miss: the Coming Soon listing is visible to cooperating agents
When you file a Coming Soon listing with MLS PIN, cooperating agents can see it in the system — they just can't show it. That means buyer agents who check the MLS regularly will call you. You can talk about the property. You just can't schedule showings until the Active date.
This is a significant advantage most agents under-use. A few well-timed calls to active buyer agents in Lawrence or Andover in the week before launch can generate a showing queue that's full on day one.
FAQ
How long can a Massachusetts listing stay in Coming Soon status? Under MLS PIN rules, up to 21 days from the date it's first posted. After that, the listing automatically moves to New (active) status.
Can I take offers while a listing is in Coming Soon status on MLS PIN? Check with your brokerage or the MAR Legal Hotline (800-370-5342) regarding offer acceptance during the CSO period.
Can I post the address on Instagram before going active on MLS? Under Zillow's current Listing Access Standards, publicly posting an address combined with a price or call to action before MLS entry triggers a 24-hour MLS submission requirement. Tease the photo and location (e.g., Andover) without the specific address if you're not ready to go live.
Does MLS PIN syndicate Coming Soon listings to Zillow? No. Syndication happens when the listing transitions to New/Active.
What's the Delayed Marketing Exempt category? NAR added this formal seller-consented pre-market exemption in March 2025, effective September 30, 2025. Confirm with your brokerage whether this is active in MLS PIN.
