North Andover is a town where the setting is part of the product. A few facts shape how I think about the media:
A lake and a lot of open land. The town's own website describes Lake Cochichewick as the largest lake in Essex County at 560 acres, with about 40% of its shoreline held as conservation land and only 43 residential parcels on the lakeshore. For a home near the lake or backing onto open land, where it sits matters as much as what is inside.
A town with a college in it. Merrimack College is part of North Andover, and the town's own site uses the campus as its size comparison for the lake.
A homeowner town. Census QuickFacts shows a 69.8% owner-occupied rate for 2020 to 2024 and a median home value of $732,900. Compared with Lawrence (28.1%) and Haverhill (62.8%), this is the most owner-heavy of the three.
Wide range under one town name. Redfin's recent sold list for North Andover in October 2026 included condos in the $420,000 to $485,000 range and houses above $1.2 million. The media plan for a condo is not the media plan for a four-bedroom house on an acre.
